Position Purpose

Responsible for all building maintenance, including preventive tasks, new installations, and routine upkeep. Records work orders, files maintenance paperwork, assists area staff, and keeps management informed.

Essential Functions and Basic Duties

  • Complete all assigned maintenance tasks efficiently.
  • Inspect buildings regularly to identify maintenance needs.
  • Respond promptly to tenant maintenance requests.
  • Carry out work requested by the building supervisor or regional manager.
  • Check all main doors, both inner and outer, for damage and correct operation.
  • Inspect the exterior of buildings for problem areas.
  • Replace or maintain lighting in toilets, foyers, passages, stairways, parking areas, and external security lights.
  • Inspect fittings in toilets (taps, basins, urinals, etc.).
  • Check equipment such as air‑conditioning units, standby pumps, sump pumps, water tanks, and water feature equipment.
  • Check fire equipment together with the building supervisor.
  • Become familiar with emergency equipment and procedures.
  • Inspect electrical distribution boards for loose wiring.
  • Repair where possible; notify the supervisor if repair is beyond your scope.
  • Record daily maintenance issues, coordinate with the supervisor, and schedule work.
  • Log repair needs and inspect equipment for operating condition.
  • Follow all safety rules, using equipment in accordance with established policies.
  • Complete OSHA inspections and update monthly reports.
  • Perform quality checks on tenant installations during or after completion.
  • Prepare premises for tenant move‑ins and assist during the process.
  • Assist with removal or relocation of partitions when required.
  • Maintain effective relationships with tenants and keep regular contact.
  • Report tenant complaints to the building supervisor and handle urgent matters immediately.
  • Maintain records of repair and maintenance results.
  • Complete work orders, list materials used, and file paperwork appropriately.
  • Update equipment maintenance records as needed.
  • Order supplies and equipment as assigned.
  • Collaborate with area staff and management.
  • Attend required meetings.
  • Meet the maintenance needs of all departments in the facility.
  • Ensure the work area and grounds are clean, secure, and well maintained.
  • Complete special projects as assigned.
  • Know emergency numbers and contractor contacts to support the building manager.

Performance Measures

  • All maintenance assignments are completed in line with policies and procedures.
  • Safety regulations are strictly followed.
  • Maintenance records, work orders, and department logs are accurate and current.
  • Equipment is well maintained, functional, and preventive maintenance is performed on schedule.
  • Management is promptly informed of area activities and significant issues.
  • Good communication and coordination with area staff and departments are maintained.

Qualifications

Standard Eight (Grade 10) education. Additional training in maintenance and repair procedures.

Required Knowledge

  • Basic knowledge of maintenance tasks and safety protocol.
  • Ability to read and follow blueprints.

Experience

Minimum of two years of related maintenance experience.

Skills & Abilities

  • Works well independently.
  • Attention to detail.
  • Good hand‑eye coordination.
